A split AC has an indoor unit and outdoor condenser that circulate refrigerant. A chilled water FCU uses building-supplied cold water passing through a coil inside your ceiling unit.

In a split system, warm air can point to compressor, capacitor, refrigerant, or outdoor unit problems. In a chilled water system, warm air may point to valve actuator failure, weak chilled water flow, blocked strainer, thermostat signal issues, or building-side cooling problems.
